1. For Sale Yard Sign

The for sale sign may be the most obvious, yet it is still the most powerful form of home marketing. Have you ever driven in a neighborhood and thought you'd like to live there? How would you know which homes are for sale? Unless you're a medium, you would need the help of the for sale sign, or your trusted REALTORĀ©, Enrique Carbajal Jr. (wink wink).

I would venture to say that the for sale sign drives the majority of real estate business. In the day of digital marketing, where Facebook, Instagram, Snapchat, and Twitter can reach millions of people, the for sale sign seems to be the undisputed king of attracting buyers to your home.

What I do is install a beautiful yard sign on your front yard. The colors are bright enough to attract buyers but are not tacky like other signs. Atop the sign sits a solar powered light which turns on at dusk. This lets buyers who pass by at night see that your home is for sale. I haven't seen anyone in the industry do this. You're paying top dollar to sell your home. You deserve the best for sale sign out there..

2. Custom Web Page Of Your Home

Your home cannot be marketed nowadays without a web page. This is a dedicated page of your home. Click here for example. This allows buyers to access your home at any time of the day or night and from anywhere. Buyers would become aware of the web page from the yard sign's supplemental information. In addition, buyers become aware of this via Traditionbroker.com's section for current listings. The web page is also advertised through direct mailings and social media.

The web page can also be advertised via Google AdwordsI can run a special campaign which boosts your web page to the top of search results. For example, if people are searching the web for homes in Riverside using Google search engine, Adwords would come up in the search results sooner than would occur with an organic search. What that means. Your home pops up sooner in the search results if you didn't use Adwords. It's easy. You pay to go to the top.

I recommend this because you want to expose your home to the most amount of potential buyers. More buyers competing for your home means more money in your pocket. And who doesn't want that? By using Adwords, your boosting your home's web page near the top search results. More searchers will see it. They may have missed it had it not been brought to their immediate attention.

How I make this happen?

With my computer science skills, (I'm finally putting that computer science bachelor's to work), I custom craft a beautiful and responsive, (responsive means it looks well on any device), web page that tells the story of your home. This web page is filled with gorgeous pictures of your home. It also has details that buyers want to know about your home.

The web page has two great additional features on top of the amazing features already listed. First, it integrates Google Maps. What this means is that with one click of the finger a buyer opens up Google Maps with the directions to your home. There is no need to punch in the address manually. This makes it super easy for any buyer to locate your home, and who doesn't like easy?

Second, your custom web page comes with a Facebook share and like button. This creates even more exposure for your home. Someone viewing your home who is not interested but may know a relative, friend, acquaintance, or colleague in mind for your property can share it with them and all their other Facebook friends. This gets the word out fast that your home is for sale!

3. Professional Photography

The old adage still holds true today: a picture is worth a thousand words

Why then would a seller allow anyone to market his home using inferior pictures? Countless times I have seen real estate agents use their phone to take pictures. YIKES! This makes your home look less desirable and could possibly lead to a lower offer. In addition, most of these real estate agents have not been trained in photography. They don't know what the best lighting conditions are for the best picture. They don't know about where to position your home to make it look its best. These people simply don't care about their profession and much less you

I, on the other hand, have been trained in photography. I will ensure that your home looks its best! I received one year of training at the community college by a great professor with over thirty years of experience. If you'd like to see some of my photography click the link Photography

4. Mailings

Mailings are another great way to market to buyers. You may be asking yourself why use an old method of communication. The reason is that many people nowadays love to receive things in the mail. With the the digital age, we cannot forget this very important marketing channel.

Mailings are a great way to spread the word about your home in a general area. You may be thinking why send mailers to people who already live in your neighborhood. This is for two reasons. One, it creates more exposure for your home. Someone in your neighborhood may have someone in mind who would love to move there. Two, by sending out mailers sellers are sending out something tangible. Potential buyers have something they can reference to if they need it containing details about your home or directions.

Mailings are like receiving a personal billboard straight to potential buyer's mailbox.

5. Social Media Campaign

This is by far the best way to promote your home to reach the most potential buyers. People who use social media number in the hundreds of millions. However, you don't want to market to all those. You simply want to market to prospective home buyers. This can easily be done with social media.

We have dedicated Facebook, Instagram, and Twitter pages that promote your home to all that follow it. This is a great way to attract potential buyers.

6. Open House

A potential buyer can come in and see what your home has to offer. Buyers have an opportunity to speak with a real life person about your home. You can't get that via mailers, social media, photography, and for sale signs.

7. Property Video

I will have a great 1 - 2 minute video of your home highlighting its best assets. This will be a quick tour of the home. It will highlight the exterior of the home. The video will also show some of the inside of the home along with some drone shots. Every home is different so every video will be different.

This video will be placed on your home's website. It will also be uploaded to YouTube. If you ain't on YouTube, you ain't anywhere nowadays.

Closing Remarks

I have to say that not all properties are the same. There will be times that open houses are not warranted. There will be sellers that will not want professional photography, a web site, or even hold open houses. This is not the end all be all of marketing plans. Each marketing plan can be tailored to fit your individual needs. That's the great part about marketing: You can custom fit it to what you need
